Foundation: • Footer/Foundation drain tile to be scheduled 35 corrugated pipe covered with 36” of washed 1” gravel. • All water collected via the drain tile will be channeled through a sump pump and underground to the street. Sloping lots will have gravity drain. • 9’ Poured foundation walls of 4,000 psi concrete. • Waterproofed foundation walls with a 10 year waterproof guarantee. • All below-grade exterior foundation walls to be sprayed with a waterproof asphalt sealer and all wall ties double sealed. • Basement floors to be a minimum of 4” thick and poured with a minimum of 4,000 psi concrete over 8-10” of washed 1” gravel. • Preparation of lot will include removal of all trees, stumps and debris as required for home construction. • Surveyor will stake all four points of property with iron pins for permanent reference. • Seller will review foundation elevation and placement with Buyer. Seller will place foundation 2-3’ above grade for proper drainage.
