Framing: • All floors joists are 2”x10” minimum, #1 grade yellow pine. • First floor wall studs are for a 9’ ceiling height, or per plan. • Two-story walls are 2x6 #1 grade yellow pine with every stud being made from two 2x6’s nailed together for extra support and strength. • Exterior sheathing to be 7/16” plywood for extra strength and support. All exterior walls will be sheathed in 7/16” OSB plywood. • Sub floor material is 3/4” tongue and groove yellow pine plywood, glued and nailed with spiral shank nails to help ensure a squeak-free floor. • A combination of hand nailing and gun nailing is used to reduce movement in the wood later. Floors are screwed before finish flooring is installed. • Sub-floors will be sealed with a Thomson Waterseal before exterior walls are built. This helps protect the subfloors from inclement weather.
