Foundation: • Footer/Foundation drain tile to be scheduled 35 corrugated pipe covered with 36” of washed 1” gravel. • All water collected via the drain tile will be channeled through a sump pump and underground to the street. Sloping lots will have gravity drain. • 9’ Poured foundation walls of 4,000 psi concrete. • Waterproofed foundation walls with a 10 year waterproof guarantee. • All below-grade exterior foundation walls to be sprayed with a waterproof asphalt sealer and all wall ties double sealed. • Basement floors to be a minimum of 4” thick and poured with a minimum of 4,000 psi concrete over 8-10” of washed 1” gravel. • Preparation of lot will include removal of all trees, stumps and debris as required for home construction. • Surveyor will stake all four points of property with iron pins for permanent reference. • Seller will review foundation elevation and placement with Buyer. Seller will place foundation 2-3’ above grade for proper drainage. Framing: • All floors joists are 2”x10” minimum, #1 grade yellow pine. • First floor wall studs are for a 9’ ceiling height, or per plan. • Two-story walls are 2x6 #1 grade yellow pine with every stud being made from two 2x6’s nailed together for extra support and strength. • Exterior sheathing to be 7/16” plywood for extra strength and support. All exterior walls will be sheathed in 7/16” OSB plywood. • Sub floor material is 3/4” tongue and groove yellow pine plywood, glued and nailed with spiral shank nails to help ensure a squeak-free floor. • A combination of hand nailing and gun nailing is used to reduce movement in the wood later. Floors are screwed before finish flooring is installed. • Sub-floors will be sealed with a Thomson Waterseal before exterior walls are built. This helps protect the subfloors from inclement weather. Exterior Design: • Brick work to be laid per plan with a gray mortar and a grapevine joint unless otherwise noted. • Buyer will have a choice of brick within an allowance. • Stone work will be selected by the buyer and is per plan with an allowance. • The front porch on the plan is priced as typical concrete. Brick pavers can be added as an options at Buyer’s request. • All-weather, class “A” fiberglass, dimensional shingle with a 30-year warranty. • Roofs will be constructed with engineered trusses and convention rafter framing per plan. • Roof sheathing will be 7/16” OSB plywood. • Ridge vents and louver vents will be installed to provide attic ventilation per plan. • The deck is per plan. • A concrete porch, driveway and patio are standard, however a variety of other finishes are available as an option. Such as stamped concrete, brick or exposed aggregate. Buyer has an allowance for all walks, patio, porch and driveway. All the above items are figured as regular concrete. • 42” walkways poured with a minimum of 4,000 psi concrete. • The driveway to be poured with a minimum of 4,000 psi concrete. • Gutters will be 5” aluminum with baked on enamel. • Downspouts are 4” aluminum with baked on enamel. • Downspouts will be connected to a schedule 35 pvc pipe, installed 12-18“ underground which will drain into the storm sewer at the street or through the curb at the street or the property line drainage on walk out lots. Windows, Exterior Doors and Garage Doors: • Windows are a wood interior/vinyl exterior clad dual pane high quality window of “low E glass”, with screens and grids provided. Typically using Pella or Marvin Integrity. • Buyer will have a choice of front doors to choose from within an allowance. • The remaining exterior doors are Marvin or Pella with sizes and locations per plan. The garage is a fire rated self-closing door. The garage door is steel. Exterior doors are 3’ wide. • Garage doors are design insulated, raised-panel metal with openers. Included are 1/2 horsepower belt driven openers with keyless keypads. There is a lockout pad option for wall pads. Also included are the security/light on/off feature with each opener. Door sizes are per plan. Exterior Trim: • Ceiling above the front porch and rear porches will be a 4” bead ceiling and stained in a color to be chosen by the buyer. • Gutter boards, trim material will be a primed redwood on all areas except siding. • Exterior siding areas to be concrete composite material and location is per plan. i.e. bay windows. • Decks will be made from pressure treated lumber and per plan. Landscaping and Sod/Seed: • Buyer has “landscape” allowance for bushes, trees, plantings, mulching, etc. including labor and material. • The front and side yards are to sodded to the rear corners of the home; not to exceed 1,000 yards of sod. Rear yards will be seeded by either a seed and straw process or a hydro seed process. Sod and seeding are not part of or deducted from the Purchaser’s landscaping allowance. • Buyer has an allowance for a sprinkler system. • Buyer may select his own sub-contractors for landscaping, sod and sprinklers. Same allowances apply. Interior Design: Selections are more detailed on our Company Selection Sheet Agreement. These selections are made by the Buyer, Builder and Company Selection Specialist as a team, then are approved and signed by the Buyer and Builder. • Premium Porter or Sherwin Williams paints are used. No builder-grade flat products are used. Typically it is Porter “Silken Touch” and is scrubable. •Buyer will have multiple interior color choices. Up to 7 per home without additional charge. • Wallpaper and special faux finishes will be an extra. • Trim woodwork will be primed and finished with two coats of Porter oil base paint. • Walls will be primed and finished with two to three coats of Porter latex paint as specified above. • Gas direct-vent or wood burner fireplace by Lennox or Kozy heat with tile surround and custom wood mantle. Insulation: • Ceilings are cellulose insulation. A heavy, dense blown insulation that fills the entire cavity and is noted for its anti-sag, fire and bug retardant qualities. • Exterior wall will be an R-13 fiberglass insulation and includes the garage walls. • All plumbing walls are insulated for sound and includes the garage walls. • An air infiltration package is included. It seals and insulates around all windows, doors, electrical outlets, floor plates an mechanical outlets of exterior walls. • Tyvek brand house wrap is included. • Garages have insulated walls, ceilings and overhead doors. Interior Trim: • Buyer will select the profile of base, casing and crown moldings. Moldings will be poplar wood. Primed for paint, not stain. • Based will be 5 1/4” tall. Casing will be 3 1/2” wide. Crown will be 5-9” wide with 1, 2 or 3 stage to be selected. All crown molding is per plan, typically in Foyer, Dining room, Great room and Study. • Interior doors will be primed six-panel masonite smooth-finish solid-core doors. Buyer will have a choice of door styles. • Closet shelving will be a coated white seal wire system for closets and pantry. Buyer will have an allowance for closet shelving. • Door hardware will be a premium polished brass lever type. Deadbolts will be installed on exterior doors. Flooring: • Wall to wall carpet in areas marked per plan. Buyer will select carpet and pad. Buyer has allowance for carpet. • Premium 3 1/4” wide plank tongue and groove hardwood, 3/4” solid in areas marked per plan. Buyer chooses stain color and has allowance for hardwood. • Ceramic tile chosen by Buyer for areas marked per plan. Buyer has allowance for tile. Tub and shower areas will have tile installed from floor to ceiling, no gap between top of tile an ceiling. • Wonderboard to be used underneath tiled areas. Kitchen: • Cabinets to be detailed in selection sheet agreement. Buyer has allowance for cabinets. • Countertops will be Granite or Corian. Buyer has allowance for tops. • Buyer has choice of manufacturer of appliances. Buyer has allowance for appliances. Typical appliances are double electric ovens, microwaves, gas cook top, dishwasher and disposal. • Range hoods are vented to outside. • Knobs to be chosen by Buyer. Buyer has allowance for all knobs. Bathrooms: • Cabinets to be detailed in selection sheet agreement. Buyer has allowance for cabinets. Raised vanity cabinets in all baths. • Vanity tops are usually priced with white cultured marble with integral sinks. Other colors available/other materials available. • Full view vanity mirrors, approx. same width as vanity and 45” height will be installed at each vanity. Buyer has allowance for mirrors. • Master bath showers will have choice of polished brass, chrome or a mix for the glass enclosure. Buyer has allowance for shower doors. • Plumbing fixtures will be detailed in the selection sheet agreement. Buyer has allowance for fixtures. • Ceramic tile shower and tub deck in Master bath and ceramic tile tub/shower surrounds in all other baths. Ceramic tile floors in all bathrooms and laundry room. • Wall cabinets in laundry room. Plumbing: • See above for plumbing fixtures. • 75-gallon High Efficiency gas water heater. Water heaters are part of the Buyers plumbing allowance. • Two frost free hose bibs will be installed on the exterior of the home, one hose bib will be installed in the garage. • Full bath rough-in in the basement is standard. • Two ice-maker supply lines are standard. • Copper plumbing supply lines. • Shut off valves at all sinks and commodes. • Double bowl stainless steel Kitchen sink with sprayer. • Utility sink in laundry room. Mechanicals: • Bryant 90% Plus high efficiency gas furnace (100,000 btu). • Bryant air conditioning unit. • Aprilaire humidifier • Digital Bryant thermostat • White registers and grills will be installed standard. • Valve balancing system on duct runs. Electrical: • Lighting selections are detailed in the selection sheet agreement. Buyer has allowance for lighting. • 200 amp service is standard. • Two exterior spotlights will be installed. • Electric switches will be Rocker style. • Switches, plates and receptable covers will be installed white as standard. • All bedrooms will be switched for the pre-wire of a ceiling fan/light with a 2nd switch for a wall outlet. • Exhaust fans will be installed in each toilet area. • Garage door openers will be installed on all overhead garage doors. • Buyer will have an allowance for wiring, cans, switches, plugs, doorbell, etc. A copy of what is included in the allowance will be signed and part of the selection agreement. • Smoke detectors on each level, electrified with a battery backup is standard. • 220V for your electric dryer. • Pre-wire for 5 cable t.v. and 5 telephone jacks. • Security system will be installed, fully activated, as standard, including two keypads, two motion detectors and all exterior doors contacted.
